A Home Inspection is a detailed
visual survey of the home's or building's major
structural & mechanical systems. This typically
includes; Plumbing, Heating, Electrical, Central
Air Conditioning, Roofing, General Exterior,
General Interior, Basement/CrawlSpace &
Attic Spaces. Most Home Inspection companies
utilize Pre-Inspection Contracts. |

Most Home Inspection companies
offer optional inspections such as: Termite
& Wood Destroying Insects, Radon, Septic/Cesspool
Systems, Lead Paint & Well Quality &
Quantity Tests. |
Why
do I need a Home Inspection? |
Buying a home is the single largest
purchase most of us make in our lifetime.
Foregoing a Home Inspection can be very costly.
Many problems can go undetected such as significant
insect damage or physical/mechanical defects
which can go unnoticed to an untrained eye.
The inspection cost is a very small fraction
of the purchase price. Now is not the time to
be frugal. Chances are you may regret it later. |
When
should I schedule the Inspection? |
Typically, the buyers should schedule the
inspection immediately after they sign the purchase
& sales aggreement. Look closely at the
inspection contingency as it usually specifies
a fixed amount of time in which the inspections
must be performed. Occasionally a buyer will
have the inspections performed prior to making
an offer & then base the offer on the findings. |
How
Long does the Inspection take? |
Depending on the size, age, types of inspections
& whether a crawl space is present the average
inspection time is between 2 and 4 hours. |
