do I need a Home Inspection?
|Buying a home is the single largest
purchase most of us make in our lifetime.
Foregoing a Home Inspection can be very costly.
Many problems can go undetected such as significant
insect damage or physical/mechanical defects
which can go unnoticed to an untrained eye.
The inspection cost is a very small fraction
of the purchase price. Now is not the time to
be frugal. Chances are you may regret it later.
should I schedule the Inspection?
|Typically, the buyers should schedule the
inspection immediately after they sign the purchase
& sales aggreement. Look closely at the
inspection contingency as it usually specifies
a fixed amount of time in which the inspections
must be performed. Occasionally a buyer will
have the inspections performed prior to making
an offer & then base the offer on the findings.
Long does the Inspection take?
|Depending on the size, age, types of inspections
& whether a crawl space is present the average
inspection time is between 2 and 4 hours.
